I can’t remember the name of this book, help?

Here’s what I can remember about the book:
– I read it around 14 years old, so maybe YA or NA in range
– Premise if the book starts with a guy inheriting a house from a relative but there are stipulations in the will that mean he only gets to keep it if he does something. I *think* it was solve a mystery of some kind
– Early when he arrives in the house he calls 911 because he thinks he’s dying, turns out to be a kidney stone when the female paramedic arrives
– There’s parts of the house so long buried that there’s grime and sludge
– I vaguely remember jewels being a component
