I do have some preferences but even if your recommendation doesn’t fit my specifications please still share! I would prefer a women author and for the book to drive into themes such as racism, rotting of society, and to not have a paranormal plot. I don’t mind a light story nor do i mind a dark one. A male author is fine as well but preference.

Your description makes me think you’ve probably already read her, but if not definitely check out **Toni Morrison’s Beloved.** The book I can think of that best fits your request. **Light in August by Faulkner** is another thar comes to mind, although he is a man.
A rec that came to mind when I first saw the title of your post, **The House Next Door by Anne River Siddons**. Southern gothic by a woman, but does include the supernatural (not super explicit, though). Deals more with social class and social decay, but also includes some themes of racism too.
